Parking Rules


(1) 11 cars total parking lot capacity - At no time will there be more than 11 vehicles in the parking lot.

(2) 8 resident positions - designated reserved for owner only

(3) 3 visitor positions - designated for occupant first, then temporary visitor if any spaces are available.  Any bona fide occupant will be assigned a designated parking spot by the association board.  Any left over spots may be used for temporary visitors on a first come first serve basis.

(4) If no visitor positions are available, visitors must park outside the parking lot area.

(5) If there are more than 3 bona-fide occupants, those occupants will use the visitor parking positions on a first-come-first-serve basis with the other bona-fide occupants.

(6) If an owner allows an occupant to use his/her resident parking spot, that same owner must park by the rules of the visitor parking spots.

(7) If an owner allows a visitor to use his/her resident parking spot, the same owner must not have his/her vehicle in the parking lot during the duration of the visitors stay on the premises.

(8) The 3 visitor positions are STRICTLY first on a first come/first serve basis with the above stated restrictions. 

(9) If there are any conflicts between owners, occupants or visitors with regard to the use of the visitor parking spaces, the current members on the association board will determine the resolution of the conflict in a fair and impartial manner holding precisely with the above stated restrictions and outlines for their use.

(10) definitions:

temporary visitor = non-owner / non-occupant staying on the property for no more than 1-7 days.
Occupant = visitor living on the premises for more than 7 days
Bona-Fide Occupant = person living on the premises on a continual basis.
Owner = person owning property at 4102 Bowser Townhome Addition.
Storage = Vehicle of any type in a visitor parking space not used in 3 days or more.
